CategoriesBusiness & Finance

CLTV stands for Combined loan-to-value ratio, a real estate & mortgage abbreviation.

Total of all loans secured by a property, such as a first mortgage plus a home equity line, divided by the property's value. Lenders use it to set limits on second mortgages and HELOCs.

Example: With the HELOC added, our CLTV would be 85%, the lender's maximum.

Usage notes

Some lenders also calculate HCLTV, which uses the full credit limit of a HELOC rather than the amount drawn.
