CC&Rs stands for Covenants, conditions and restrictions, a real estate & mortgage abbreviation.
Recorded legal documents that govern property use in a planned community or condominium, setting rules on architecture, rentals, pets, parking and maintenance and establishing the owners association and its powers.
Example: The CC&Rs ban short-term rentals under 30 days.
Usage notes
CC&Rs "run with the land," binding all future owners, and can usually be amended only by a supermajority vote. Buyers receive them during escrow and should read them before the contingency period ends. Some old CC&Rs contain racially restrictive covenants, which have been unenforceable since 1948.
